We are land investors, so the idea is that we are attempting to purchase your property as an investment. Unlike some land buyers, we are straight forward about this from the beginning and do not obscure or attempt to hide this fact – buying land is what we do for a living. We would, at some point in the future, plan to re-sell and put it back into recirculation with a new generation of responsible land owners.
Some of the things we have done on other properties includes things like: cleaning up legal and/or title issues with the property, mulching the property to improve overall appearance, adding roads, culverts, and other improvements, adding gates and locks as needed, easement modifications, signage, surveying and marking property lines, fencing lines, removing debris from the property, and more! Every property is different and unique, and we come up with a specialized game plan for each individual property. As best we can, we strive to make the property even better than when we found it, and put it into good hands going forward with new responsible ownership after we’ve done our part.
To highlight what we do – one of the more recent projects we’re most proud of includes a 40 acre tract we purchased that had well over 30 abandoned cars, trucks, boats, trailers and tractors on it (locals had been dumping debris and junk vehicles on the property for years, unbeknownst to the absentee owners we bought it from). After purchasing the property, we hired a contractor and had all of the vehicles removed, mulched the property, removed various types of other debris locals had been dumping on the property, cleaned up and improved an interior road on the tract, added a new gate and locks, along with other improvements.
When the project was finally complete – the next door neighbors were thankful the neighborhood appearance dramatically improved and got cleaned up at no cost to them, adding value to their properties and homes, the initial seller of the property got a sizable chunk of cash in their bank account, and eventually the new buyers that bought the tract from us later on got a property that was beautiful and ready for their new homestead. A win-win situation for everyone involved!
